Outdoor Room Co. 10-Year Limited Structure Warranty Policy

1. Introduction

This Limited Structure Warranty ("Warranty") is provided by Outdoor Room Co. ("we," "us," or "our") for our prefab studio sheds. This Warranty applies to the original purchaser ("you") of the structure and is non-transferable. It covers defects in materials and workmanship under normal use and service for a period of 10 years from the date of delivery or installation, whichever occurs first. This Warranty is limited to the structure itself and does not extend to any customizations, add-ons, or third-party installations unless explicitly stated. By purchasing our product, you agree to the terms of this Warranty. We reserve the right to update this policy; the most current version is available any time at outdoorroomco.com/warranty.

2. What is Covered

We warrant that your prefab studio shed will be free from defects in materials and workmanship when used under normal residential conditions. Covered defects include:

  • Structural failures, such as issues with framing, roofing, siding, or flooring that compromise the integrity of the shed (e.g., warping, cracking, or delamination due to manufacturing errors).
  • Faulty insulation, seals, or components that lead to leaks, drafts, or reduced energy efficiency under normal use.

If a covered defect occurs within the 10-year period, we will, at our sole discretion, repair, replace, or refund the affected parts or the entire structure (pro-rated based on the remaining warranty period). Labor for repairs during the first year is included; after that, you are responsible for labor costs unless otherwise agreed. No questions asked for verified covered claims—we'll handle it promptly to get you back to enjoying your space.

3. What is Not Covered (Exclusions)

This Warranty does not cover damage or issues resulting from:

  • Normal wear and tear, including fading, discoloration, scratches, or minor cosmetic imperfections over time.
  • Misuse, abuse, neglect, improper maintenance, or alterations (e.g., unauthorized modifications, overloading, or failure to follow care instructions like periodic cleaning or sealing).
  • Extreme weather events or acts of God, such as hurricanes, tornadoes, floods, earthquakes, heavy snow loads, high winds, hail, or falling branches/debris.
  • Improper site preparation, installation not performed by our authorized installers, or foundation issues (e.g., settling, uneven ground, or poor drainage).
  • Pests, animals, mold, mildew, or environmental factors like prolonged exposure to chemicals, salt, or pollutants.
  • Third-party components or custom add-ons (e.g., saunas, golf simulators, or electrical/plumbing integrations) unless installed by us—these may have separate warranties from the manufacturer.
  • Consequential or incidental damages, such as loss of use, personal injury, property damage, or costs for removal/reinstallation.
  • Cosmetic or aesthetic changes that do not affect functionality.

We recommend regular inspections and maintenance (e.g., checking seals and cleaning gutters) to prevent excluded issues. If damage occurs from excluded causes but is major, contact us—we may offer assistance or recommendations at our discretion, though not under this Warranty.

4. How to Make a Claim

To file a claim:

  1. Contact us within 30 days of discovering the issue via email at contact@outdoorroomco.com or phone at 717-742-4164, providing:
    • Proof of purchase (e.g., receipt or order number).
    • Photos or videos clearly showing the defect.
    • A detailed description of the problem and when it was noticed.
  2. We may require an inspection by our team or an authorized representative (at no cost to you during the first year).
  3. Upon validation, we'll determine the remedy (repair, replace, or refund) and aim to resolve within 30-60 days, depending on parts availability.
  4. Shipping for replacement parts is covered by us; return shipping for defective items is your responsibility unless we arrange otherwise.

Failure to provide required information or cooperate may void the claim. All claims must be made during the Warranty period.

5. Limitations and Disclaimers

  • This Warranty is limited to the original purchaser and the original installation site; it does not transfer with resale.
  • Remedies are pro-rated: Full value in year 1, decreasing by 10% annually (e.g., 50% in year 5).
  • We make no other warranties, express or implied, including merchantability or fitness for a particular purpose. Some states do not allow limitations on implied warranties, so this may not apply to you.
  • Our liability is limited to the purchase price of the structure; we are not responsible for indirect, special, or consequential damages.
  • This Warranty gives you specific legal rights; you may have other rights varying by state or jurisdiction. For questions, consult local laws or contact us.
